Executive Team
Kevin Pitts
CHIEF EXECUTIVE OFFICER
Kevin S. Pitts is the Co-Founder of Dolphin Partners and current Chief Executive Officer, bringing more than 30 years of experience in the real estate industry. Since co-founding the firm in 1984, he has guided its strategic vision, capital formation, and investment direction, overseeing the placement of equity and debt across a broad spectrum of asset classes, including office, industrial, retail, multifamily, manufactured housing communities, residential subdivisions, and land.
In response to the market dislocation that began in 2007, Mr. Pitts repositioned the firm to capitalize on significant declines in asset values. Under his leadership, the company expanded its focus to include the acquisition of finished residential lots and industrial land throughout the Southwest, with residential holdings strategically positioned for long-term value and future resale to the homebuilding industry.
Mr. Pitts earned a degree in Business from the University of Southern California in 1981. A Southern California native, he resides in Newport Beach with his wife and remains actively involved in charitable and philanthropic initiatives within his community.
John Kingsley
PRESIDENT
As President of Dolphin Partners, Mr. Kingsley provides strategic leadership and oversees all aspects of the firm’s commercial real estate investment operations. With extensive experience in acquisitions, asset management, and property operations, he drives portfolio growth, maximizes investor returns, and ensures high-quality service for tenants. John leads the firm’s investment strategy, including underwriting, due diligence, and capital structuring, while supervising senior leadership and property management teams to deliver results across office, industrial, and retail assets. A trusted advisor to investors and capital partners, he also monitors market trends, identifies opportunities, and ensures all operations meet the highest standards of compliance and governance.
Prior to joining Dolphin Partners, Mr. Kingsley served as Vice President and Director of a Los Angeles–based inter-city development company, focusing on industrial and retail development within underserved communities throughout Los Angeles County. His additional Southern California experience includes senior roles with a major Resolution Trust Corporation contractor, Kenneth Leventhal & Company, and Coopers & Lybrand.
A seasoned commercial real estate professional, Mr. Kingsley earned a Bachelor of Science degree from San Diego State University and a Master of Science degree from Colorado State University. A native Southern Californian, he is a licensed Real Estate Broker and remains actively engaged in the region’s real estate community, combining deep expertise with a hands-on approach to create lasting value for all stakeholders.
Michele Gammerino
CORPORATE CONTROLLER
Michele Gammerino joined Dolphin Partners in 2012 as Controller and serves in a key executive leadership role overseeing financial operations, risk management, tax, banking, and partner relations. She works closely with bankers, lenders, and external auditors to ensure accuracy, transparency, and strategic oversight in the financial reporting of Dolphin Partners’ portfolio properties and investment partnerships.
With more than 35 years of accounting and financial management experience, Michele brings extensive expertise across retail, office, and industrial property management, as well as homebuilding and timeshare resort development. Prior to joining Dolphin Partners, she held leadership roles with Pacific Monarch Resorts, Irvine Company, Fieldstone Communities, and CB Richard Ellis.
Michele oversees financial reporting, budgeting, compliance, and internal controls while supporting the company’s continued growth and operational excellence. Known for her strong attention to detail and proactive approach, she plays an integral role in streamlining processes, maintaining financial integrity across a diverse property portfolio, and providing clear financial guidance to leadership and property teams.

Jeff Arlotti
DIRECTOR OF LEASING
Mr. Arlotti shares his over 30 years of commercial real estate experience serving as Director of Leasing, leading leasing strategy and execution across the firm’s commercial real estate portfolio. He is responsible for driving occupancy, revenue growth, and tenant retention through proactive marketing, market analysis, and strategic negotiations.
Working closely with asset management and acquisitions teams, Jeff aligns leasing initiatives with each property’s investment strategy to maximize value and long-term performance. His market insight, strong broker relationships, and results-driven approach support sustained portfolio growth and enhanced investor returns.
Mr. Arlotti received his bachelor’s degree from California State University Fullerton and is a native southern Californian.
Brenda Garcia
DIRECTOR OF ASSET MANAGEMENT
As Director of Asset Management at Dolphin Partners, Inc., Brenda Garcia brings more than three decades of experience in commercial real estate, specializing in asset and property management. Since joining Dolphin Partners in 2022, Brenda has led the firm’s asset and property management operations, guiding financial reporting, budgeting, capital forecasting, and the successful execution of tenant and capital improvement projects.
Prior to joining Dolphin Partners, Brenda served as Senior Property Manager at LBA Realty, Inc. in Ontario, California, where she managed over 10 million square feet of industrial real estate. A proud Southern California native, Brenda is known for her hands-on leadership style, commitment to operational excellence, and deep understanding of the local real estate market.
Brian Hamilton
DIRECTOR OF CONSTRUCTION AND ENGINEERING
Brian serves as Director of Engineering and Construction, leading all construction and maintenance initiatives across the firm’s commercial real estate portfolio. His responsibilities include leading all phases of project design and development, from construction planning and specifications through execution and delivery, ensuring alignment with investment strategy, disciplined cost control, and long-term asset performance. He partners with management to develop annual operating and capital budgets, conducts comprehensive physical inspections and due diligence for prospective acquisitions, and provides oversight of building maintenance engineers supporting the Dolphin Partners portfolio. Brian is committed to delivering projects on time and within budget while upholding the highest standards of quality, safety, and operational efficiency.
